Proposal
from LaSalle, Casto, Arshot
Executive
Summary
Local understanding, national reputation, design excitement. Here is
a team that creates Main Streets and makes them work.
Why
Us?
The LaSalle/Casto/Arshot team of developers looks forward to the opportunity
to redevelop High Street at South Campus for Campus Partners. The team's
commitment is both personal and professional. This development team more
than any other owes its success to The Ohio State University and the City
Columbus. Our homes are here. Our lives and businesses were built here.
Many of the development team leaders are alumni. This project presents
an opportunity to give back that which has so generously been extended.

A Nationally-Renowned
Design Team
The LaSalle/Casto/Arshot design team features the award-winning talents
of Mr. Richard Heapes of Cooper Carry Architecture. Having designed over
40 similar and successful urban, mixed-use projects throughout the county,
Mr. Heapes is one of the most highly regarded "Main Street" visionaries
in America today. His understanding of and experience with this highly
specialized project type are unmatched.
Locally, Mr. Heapes is complemented by the firm of Sullivan Gray Bruck
Architects and its principal designer Mr. Joseph Sullivan. A distinguished
graduate of the Knowlton School of Architecture at The Ohio State University,
Mr. Sullivan is active on the Knowlton School of Architecture Alumni Board
and the Columbus Neighborhood Design Center Board. He has won several
national awards for his cutting-edge residential design. His innovative
architecture for rental communities has raised the bar for high-quality,
residential architecture. Look no farther than Victorian Gate for an outstanding
example of his work.
Sasaki Associates, our urban planning and transportation consultant,
in nationally recognized for its planning successes at universities and
cities throughout the country. Having done a number of planning projects
for The Ohio State University and the City of Columbus, Sasaki Associates
fully understand the issues involved in this project.
An Exciting
and Viable Development Plan
The redevelopment of High Street at South Campus sets in place the opportunity
to create a lively, pedestrian friendly Main Street-style development.
Our preferred plan establishes an uninterrupted streetscape where the
community of students, faculty, staff and area residents can gather, shop
and mingle. Our design offers a landmark gateway to the University at
the intersection of High and 11th Avenue. We envision that a similar landmark
would be repeated at the northern terminus of the University at High and
Lane Avenue. An arts cinema with a glass Rotunda lobby, an expansion of
the University bookstore to High Street, and an eclectic mix of housing
combine to make this design a stunning solution for the University and
greater Columbus.
A Proven
Record of Similar Developments
No other team has a track record of energetic campus redevelopment like
LaSalle/Casto/Arshot. In this proposal, you will find a letter of reference
from the University of Pennsylvania, the latest campus redevelopment project
completed by LaSalle. And fresh off a Main Street-style redevelopment
at Northwestern University in Evanston, Illinois comes one of the team's
development directors. Sasaki Associates, responsible for traffic and
urban landscaping, is also nationally recognized for its planning work
at universities across America, including The Ohio State University.
Depth of
Development Talent
LaSalle/Casto/Arshot offers a deep bench. The team's collective financial
strength is unsurpassed, giving the team the capability to be successful
in whatever real estate venture it undertakes. Nationally renowned for
projects such as Grand Central Terminal in New York City, LaSalle Partners
Development merged with The Galbreath Company in 1996 and together has
completed more than 200 projects representing over 100 million square
feet of real estate. The Casto Companies are retail and residential leaders
with relationships both national and local. The 150,000 SF of strong interest
we have received from retail tenants is a strong testament to this team's
capabilities and relationships.
Building
for Long-Term Ownership
LaSalle/Casto/Arshot builds for lasting value. The organization maintains
equity in its projects and holds them for the long term. This has tremendous
implications for Campus Partners and The Ohio State University which seeks
to create a long-term legacy for this community.
Making a
Financial Contribution
LaSalle/Casto/Arshot will provide funding up to 10¢ for every square
foot of leasable commercial, office and residential space towards a
Jobs Initiative Program. We believe that the redevelopment of High Street
at South Campus is an opportunity to do more that bricks and mortar, sidewalks
and streetscapes. It is a chance to positively change the character of
the area and surrounding neighborhood.
