11th Avenue

Approaching University Gateway from the east, the residential scale of 11th Avenue is maintained and reinforced. New two story townhouses line the parking structure on both 11th Avenue and 9th Avenue. These are walk-up units creating a richly articulated streetwall. Vertical proportions are reinforced with bay windows, oriels and tall double hung sash interpreted in a crisp, fresh vernacular, but in a traditional material palette that reinforces the connection to this neighborhood. The building base is clad in cast stone and the upper floors in brick.

The east side of the parking structure is not visible from either 11th Avenue or 9th Avenue. It is clad with landscaped green-screen and heavily buffered with new trees.

The new construction is two stories matching the scale of existing residences across 11th Avenue. New construction steps from two to three and finally five stories at the intersection with High Street. The buildings frame Gateway Tower on the west side of High Street.

Entrance lobbies to the residences are located on 11th Avenue‹a residential street. The retail base and architectural language of retail stretches around High Street onto 11th Avenue.
