Second Floor Plan
On the east side of High Street, active retail uses occupy all of the second floor with large transparent storefront openings affording visibility to the interior. The most successful urban streets direct several floors of activity to one street level; the second story will be an inherent part of High Streetıs viability.

On the west side of High Street, the second floor is occupied by University Student Services. The front door to these services is at the restored "Chinese Laundry" providing an important destination to University Gateway Center as well as regular contact with a significant piece of historic architectural fabric.

At University Way, the sports bar on the second floor spills out onto a terraced roof, further activating this entertainment zone.

Third Floor Plan
The third and fourth floors of the office building on the west side of High Street are planned as flexible floor plates accomodating various alternative office planning strategies. The building width of 120 feet provides a core to window wall dimension of 45 feet for maximum planning adaptability and access to daylight.

On the west side of High Street, typical residential floors are configured to diminish the apparent length of corridors. At the corner of 11th Avenue and High Street, residential units have balconies as do units on the fifth floor where the building massing steps back to reduce the apparent bulk from the sidewalk.
