Proposal
from Towne Properties and Madison Marquette Realty Services
Employment Assistance Program
The Towne/Madison team believes that the long-term success of South
Campus Quarter requires not only that it be knitted into the architectural
fabric of the neighborhood but also that its development and management
components be knitted into the human fabric of the neighborhood as well.
In pursuit of this goal, Towne/Madison will take the following initiatives:
- During the pre-construction phase, they will direct Turner Construction,
their construction manager, to establish an on-site Employment Office
to secure applications for employment from area residents.
- They will work regularly through the Vice President of Student Affairs
to make all OSU students aware of employment opportunities associated
with the project.
- Such efforts will continue throughout the development process.
- Leases with prospective retail tenants will provide that they interview
applicants referred to them by OSU, the City of Columbus, and/or other
job training agencies for positions which may become available from
time to time throughout their tenancies.
- Efforts will also be made by Towne and Madison themselves to interview
and hire area residents for a variety of property management positions
which will become available. Both companies have regularly taken similar
initiatives in their other successfully completed projects.
- To strengthen the minority and female entrepreneurial communities,
Towne/Madison will work toward the goal that 12% to 15% of all work
on the project be directed toward MBEs and WBEs. When appropriate, elements
of work will be broken into smaller pieces to facilitate the participation
of those firms.
To reach this goal, Towne/Madison and its construction managers will
- widely advertise all work to be bid in minority and general circulation
publications
- host a pre-construction reception for MBEs and WBEs to describe
the business opportunities arising from the project
- make use of the "Minority and Female Business Enterprise Directory"
of the City of Columbus to reach prospective contractors, suppliers,
and retail tenants
