Development Concept and Design Principles


As outlined in considerable detail in the initial RFQ, the current vision for the University Gateway Center has emerged from the draft High Street Plan. An updated version of the project description originally included in the RFQ is included herein as Appendix B. The project will consist of an urban, multi-story, mixed-use development, and be undertaken within the context of the draft High Street Plan and draft High Street-University District Development and Design Guidelines (draft Design Guidelines). Although a conceptual plan has been prepared by Goody Clancy and Associates within the draft High Street Plan to demonstrate how the Gateway area might be redeveloped, both the draft plan and the draft guidelines should be interpreted at this stage as illustrative of Campus Partners' and the communityıs objectives. Teams are encouraged to incorporate the illustrated and described design principles in a fashion that most responds to sound development practices, adherence to appropriate urban design principles, cost considerations, and the dictates of the market.
