Development Objectives
The development objectives for the Gateway Center are the following:
- To help support, anchor, and energize High Street as the vital Main
Street of a dynamic University District;
- To provide a significant mixed-use development which will serve as
a worthy architectural presence at this major southern and eastern gateway
to the university;
- To help revitalize the array of independent, locally owned businesses
along High Street as well as the surrounding residential neighborhoods;
- To stimulate the economic vitality of this portion of the University
District through the appropriate types of private investment and job
creation for area residents;
- To create a dynamic commercial/entertainment environment which successfully
integrates unique larger and smaller stores, national and local businesses,
and both new and existing commercial activities;
- To help build a sense of community, and reinforce and serve the diverse
character and needs of the university area;
- To provide activities that are compatible with the interests of students,
neighborhood residents, and local businesses;
- To set a high standard of urban and architectural design, resulting
in buildings and spaces with quality materials and details;
- To complete the project in an expeditious fashion; and
- To further the goals contained in the University Neighborhoods Revitalization
Plan: Concept Document (Concept Document) and the draft High Street
Plan.
To that end, Campus Partners seeks proposals for a development that is
consistent with this RFP, the RFQ, the draft High Street Plan , draft
Design Guidelines, and the Concept Document.
